CUSTOMER REVIEWSIrvine Roofing

Rodger, Reading · Flat roof repair

“Jonathan & the team done a very good job repairing my leaking flat roof. Credit to the team who arrived the next working day and didn't stop working till it was all water tight.”

Jane, Woodley · New roof installation

“Irvine Roofing installed a new roof at a new property we purchased. From previous inspections, we knew a new roof was inevitable but Jonathan made the whole process very easy. Wouldn't hesitate to recommend.”

Flat Roofs in Lambourn

Look beyond the flat roof covering.

A flat roof needs more than a waterproof surface. The supporting deck, drainage, edges and junctions with walls all affect how it performs. When a roof leaks, covering the damp area alone may leave the underlying problem unresolved. We look at the roof’s layout and condition before discussing a repair or replacement.

We welcome enquiries for extensions, garages, porches and outbuildings, as well as proposed new flat roofs. Tell us how the space beneath the roof is used and whether you have noticed standing water, recurring leaks or deterioration around the perimeter. Those details help shape the assessment and the options in your quotation.

The right approach for your property

Understanding common flat roof systems.

The right choice depends on the roof and the proposed specification. These are common covering types to discuss; the quotation will identify the system and details offered for your property.

01

EPDM rubber membranes

EPDM is a flexible synthetic rubber covering supplied in sheets. Its performance depends on suitable preparation and correctly formed edges, outlets and penetrations. The deck and existing build-up need assessing before deciding how the membrane would be fitted.

02

GRP fibreglass systems

GRP combines glass-fibre reinforcement with resin to create a formed covering. Deck preparation and the treatment of trims, joints and wall connections are central to the specification. Weather and installation conditions also need allowing for when planning the programme.

03

Built-up felt roofing

Felt systems use multiple layers to form the waterproof covering. The proposed system should set out its build-up and edge details, rather than describe the job simply as ‘new felt’. Suitability and the installation method are considered around the property and roof layout.

Getting the details right

Drainage, insulation and the room below.

A flat roof is designed to direct rainwater towards its drainage points. When planning replacement work, we consider how water reaches the gutter or outlet, including any low areas or obstructions. Junctions around rooflights, pipes, adjoining walls and parapets need their own weathering details.

A roof over a heated extension also raises different questions from one over an unheated shed. The deck, insulation and moisture control need considering as a build-up, with ventilation where the chosen design requires it. Tell us about condensation, cold rooms or previous insulation work so these concerns can be discussed alongside the covering.

Scope, materials & price

Understand what
your quotation covers.

The size of the roof is one factor, but the condition of the deck can make a substantial difference to the work. Outlets, rooflights and changes of level add details that a plain rectangular roof may not have. Access over a conservatory or through a restricted passage can also affect the arrangements.

Your quotation should make clear whether it covers a local repair, a new covering or a more extensive rebuild of the roof layers. We discuss visible findings and any limitations of the assessment so that a price for a surface repair is not confused with the cost of a complete replacement.

What belongs in a flat roofing quotation

  • Repair area or full replacement boundary
  • Existing covering removal or assessed overlay approach
  • Deck condition and any replacement allowance
  • Named covering system, trims and wall junctions
  • Falls, outlets, rooflights and rainwater connections
  • Insulation, access, waste removal and exclusions
01

Tell us about the roof

Start with your contact details, postcode and the work you have in mind. You do not need to diagnose a problem before getting in touch.

02

Assess the proposed work

We’ll discuss the property and arrange a visit where needed. Access, materials and the condition of the existing roof help define the scope.

03

Review & agree the details

Read the written quotation and ask about anything that is unclear. The work, arrangements and any agreed changes should be confirmed before proceeding.

Berkshire · Local coverage

Arranging flat roofs in Lambourn.

We cover Lambourn and nearby areas from our Reading base. Send the full property postcode so we can confirm coverage and discuss the appropriate next step for your address.

Let us know whether the roof is over a garage, extension, porch or other space, and approximately when it was last worked on if known. Mention rooflights, any equipment on the roof and whether the leak changes during heavy or wind-driven rain.

Access is specific to each property. Please mention shared drives, limited parking, neighbouring buildings or an extension beneath the roof. These details help us plan an assessment and allow for the right access in your quotation.

Your questions answered

Flat Roofs:
before you decide.

These answers are a starting point. The right approach depends on your property and the findings of an assessment.

Ask us about your roof →
Can my flat roof be repaired instead of replaced?

A local defect may be repairable if the surrounding system is in suitable condition. Widespread deterioration, a damaged deck or recurring problems at several points can call for a broader scope. We discuss the findings before recommending the next step.

Can a new covering go over the existing one?

Only after checking compatibility, condition and moisture concerns. An overlay can conceal problems if the existing layers are unsuitable. The quotation should say whether removal is needed and what assumptions have been made about the deck.

Does standing water mean the whole roof has failed?

Not necessarily, but persistent ponding deserves assessment. Drainage points, debris, falls and the roof’s condition should be considered together. A photograph taken safely from an accessible window can help explain what you have noticed.

Can you quote for a roof with a lantern or rooflight?

Yes, include it in your enquiry. The surrounding upstand and waterproofing junction need to be part of the scope. Tell us whether the glazing is staying, being replaced or being added as part of other work.

Can I use the roof as a terrace afterwards?

A normal roof covering should not be assumed to be a usable terrace. Regular access, loading, protection and guarding require a suitable design. Please tell us about any proposed change of use before a roofing specification is prepared.

How do I look after a replacement flat roof?

Ask for the care guidance for the system specified. Keep an eye on drainage from a safe position and arrange appropriate clearing or inspection when needed. Avoid placing items or walking on the roof unless it has been designed for that use.
